My family had a great time. This property is very close walking to great restaurants and a nice area with live music in the evenings. we used the bikes to get to the beach. We had some small issue on arrival because second floor carpet was deep cleaned (which is a good thing) that same day and it was still wet when we got there. Sandia was very responsive about it. neighborhood is very peaceful and safe. my daughter had a blast in the pool which was never crowded.

First, I would like to thank the host for their attention and for taking the situation seriously when we reported our concerns. During our stay, both my daughter and I developed red, itchy bites on our bodies. After reading previous reviews mentioning similar experiences, we suspected they might have been caused by bed bugs. This had a significant negative impact on our stay. When I informed the host, they said they would immediately contact a pest control company. I was later told that the inspection report had been shared with Airbnb and that no bed bugs were found. However, the report was never shared with me, so I had no way to review it myself. For that reason, I was not fully convinced by the outcome. At the time, because of the stress of the situation, it did not occur to us to inspect the bed and mattress thoroughly ourselves. This was our personal experience. I hope future guests do not have a similar experience, and I recommend checking the bed and mattress carefully upon

My family had a great Fourth of July weekend here. Centrally located to everything, the amenities were great and we just loved the whole cabin. Wish we could have stayed longer. The only suggestion I would have is maybe get some foam toppers for the mattresses and some better pillows. The pillows were like plastic hospital ones and the mattresses were all very uncomfortable. The bunk bed room you could feel the wood through the mattress and the one suite on the left it was more of a cot than a mattress. Could feel the springs through it. Also the chemicals in the pool and hot tub seemed off. Very slimy in Both but we didn’t let it ruin our time. They were both still very well used. Would definitely stay here again. Thanks!

Our stay was very disappointing and did not match expectations. The beach chairs and umbrellas were broken, and we only had 3 beach towels when the home claims to sleep 10… Same with shampoo, conditioner, and body wash. Bathroom supplies were very limited, so we had to request more. The carpet upstairs was dirty. There was also a damaged bunk bed stored in a closet with peeling wallpaper nearby. Oh and don’t get me started about the tiny bugs/flies in the kitchen and living room areas. Overall, the property felt poorly maintained and not well prepared for guests.

We had a wonderful stay and would absolutely come back. The cabin was spotless, well maintained, and looked exactly like the photos, if anything, even better in person. What stood out most was how comfortable and thoughtfully designed everything was. We felt relaxed from the moment we arrived. We especially loved the hammocks by the lanai, the large grill, the upstairs outdoor dining area, and all the games and arcade options for the kids. The cabin was spacious, the beds and bedding were very comfortable, and having a washer, dryer, dishwasher, and a well-stocked kitchen made everything easy. One of the highlights of our trip was seeing three black bears and watching fireflies in the evenings. The setting was peaceful and private, yet it was easy to get to all the attractions and activities in the Smokies. Both the kids and adults loved staying here. We made wonderful family memories, and if we return to the Smoky Mountains, this is where we would want to stay again.

The photos honestly don’t do this place justice. It was very beautiful and fun. We were 2 families with a total of 3 little ones and they enjoyed the arcade a lot and we enjoyed barbecuing on the back porch. We saw a black bear twice which was exiting for us as we come from south fl and aren’t used to seeing them at all. Sandia was also very responsive and willing to help with anything we needed. We would all stay here again and recommend anyone with big families to stay here as well!

We had a great stay. Home layout was perfect for two adults and a couple kids, and more spacious than the photos. Pool was a short walk and very nice, never too crowded. Great walkable (<20 minutes with strollers/wagons) access to the public beaches. Comfy beds. Was really nice to have the stroller and wagon already in the garage. We did notice our feet got a little black from walking around the place like a few other reviews mentioned. Not sure exactly what that was from -- maybe asphalt residue from the road outside or something; so mostly wore socks inside. Regarding dryer comments, it worked fine for us when we ran it on a timed mode vs settings like "regular dry".

We had a good stay, but there are a few details future guests might want to consider. The game room could use a bit more attention, particularly the pool table and sticks, which are showing some wear and tear. Also, if you have a larger group like ours (11 adults), sharing 3 bathrooms can feel a bit tight, so just keep that in mind when booking. Lastly, be aware that smoking is restricted on the deck, which was a new policy for us compared to other rentals we’ve stayed at.

Our family of five loved this location. From the hot tub to the inside pool, to the arcade games, pool table and movie theater room, we all were fully entertained. Plenty of space and comfort to spread out and chill as well. Be prepared for the steeeeeeep drive to reach the home. Once arrived, there is ample space to park and unload. A racoon visited us one evening and was not afraid at all. And a black bear roamed the back yard one early morning which we were thrilled to see from the top deck. Only complaints are the A/C rattled the vents a bit in a couple bedrooms and the wi-fi didn't seem to be very secure so use at your own discression. Host was wonderful — very friendly and quick to respond. Highly recommend this location for a home base when traveling to the Smokey Mountains.

This place was wonderful. The road to the cabin is steep and has some sharp curves but it is a mountain cabin so that was to be expected. There is only one neighboring cabin and it was far enough away for privacy. The property is surrounded by woods so prepare to see plenty of squirrels and raccoons (aka porch kitties). The pictures do make it seem bigger than what it is but the amenities and amazing condition of the property more than make up for it! Plenty of seating, plenty of activities, fans in every room, high chair provided- just wow. We would definitely stay here again. If you’re looking to get away- this is the place. The hammock chairs on the back deck are also phenomenal. So peaceful.

Bermuda Lane was fantastic. We stay every year for this tennis tournament, and we’ve had some AirBnB “adventures” with a lot of false advertisement. This was the best place we’ve stayed so far. It was quiet and private, short walk into downtown Rosemary, and a few walkable restaurants for breakfast and dinner over on 30A Ave. all three beds were great, and my daughter enjoyed the adjoined bunk beds with the master suite as opposed to a couch. We had 2 great evenings on the back deck playing bags. It was a pleasant surprise and we’re hoping to be back next year!

Such an awesome cabin!!! Spent 5 nights here. Loved the convenience of everything being around 10min from the cabin and all the fun things to do at the cabin! We also seen a bear in the backyard which was super cool! The host was very nice. We accidentally dropped the water reservoir for the coffee maker and it broke, I immediately messaged the host and offered to pay for another but she told me that wasn’t necessary and that she would get a new one and not to worry about it! Only thing I could say that needs to be cleaned would be the dust, especially in the bunk room downstairs. The walls were covered and you could see it floating everywhere in the air and a few of the chairs on the porches were broke. But other than that, I’d highly recommend and would definitely stay again!

The home is super cozy and convenient. Kids thought the temperature of the pool was perfect during our visit when the weather was a little chilly. Walking distance to 30A (Barrett Square, Rosemary Beach) and mile 19 of Timpoochie Trail for the runners reading this. Inlet Beach was a very short drive and we were able to find parking each time. We’d have an early dinner and go back out to the beach to catch the sunset. We had a few minor needs upon arrival and Sandia was responsive and helped us quickly.

Traveling with a baby, we were especially grateful for the thoughtful extras like the high chair and baby gate, which made our stay so much easier and more comfortable. It really is a very cool property and would be a nice space to host a big family or a girls weekend. I would recommend and would return with a few thoughts. I would suggest checking in right at 4pm before it gets dark to see the road - I would also suggest 4wd. We checked in when it was already dark and that was terrifying. Bring a baby gate if you have a toddler for the stairs. The game room and media room were extremely entertaining for the kiddos and they enjoyed the built in bunkbeds with larger mattresses.

We had a fantastic stay! The cabin was cozy, clean, and exactly what we needed for a relaxing getaway. The hosts were absolute champs. Especially considering that the guests before us apparently decided that toilets are some kind of magical portal where anything can be flushed. (Spoiler: they are not. Tampons and baby wipes do NOT teleport to another dimension. They go… exactly where you think.) Because of those previous overachievers in plumbing misuse, we had a small hiccup with the septic system. The hosts handled it with superhuman speed, during a holiday week, no less. Truly heroic. Everything else was great: comfy bed, charming location, excellent amenities, and easy check-in. A quick PSA for future guests: Firewood’s there, but it’s not free. Spices are MIA, and there are zero leftover containers. Also, the dryer has commitment issues… it takes a few cycles to get the job done. Overall, five stars. Just a heads up, the hill leading up to Sandias place is very steep, but well worth the drive. When we first arrived, cleaners were still there from the previous visit, looked like they had a party. The place was still meticulously clean. The back door for the deck wasn’t working correctly anymore, so we couldn’t use it. Same with the electric fireplace in the living room. However, Sandia perfectly managed my concerns and had local repairmen out to fix the issues within 24 hours. She was clear in her communication and always responded in a timely manner. The issues were annoying, but I don’t blame sandia I blame the previous guests. She did a fantastic job of taking care of us. The hammock swings were so comfortable I even ordered some for my own home. I will most definitely be staying here again.

Pros: This was a great base of operations as we explored the panhandle (central FL locals). Easy bike ride to Rosemary and Alys Beach. Short drive to everywhere else (PCB, Destin, Seaside, and more). Host was quick to respond. Great food nearby (Aja Asian and Donut Hole!!!!) Cons: - Very dusty. Needs a deep cleaning. Flat surfaces, fans, extractor fans, and fake plants (which there were many) all had caked on dust. - kitchen light switch does not function well. Hard to turn them off. - Outside area is weather worn. - Bikes had no air and one had a broken seat. - Bed and pillows hard for our taste but comfortable enough. Bottom line: We really enjoyed our stay and had what we needed. Would I stay again? If the price were right, yes but I would request the cleaning crew to take care of the dust.

Host did her best to recover a terrible start to our vacation. Cabin had not been cleaned at all prior to our arrival. We had to watch a lady come and do a rush cleaning job and wait for two hours before we could start our vacation. The host did try to make up for the inconvenience, but at check out, we felt as though we were being rushed out by the cleaners that were waiting for us to leave 15 minutes before check out. If they had put that much effort into cleaning BEFORE we arrived and not taken up two additional hours of my family’s vacation, the cleaners early arrival wouldn’t have been so annoying. My husband and I booked this cabin for our anniversary trip! It was just the two of us but there are plenty of beds for a big family! This cabin has a swimming pool, movie theater, hot tub, pool table, arcade games, firepit, hammock chairs.... there is something for everyone! On top of that, the cabin is beautiful inside and out! Upon check-in, I sent her a message regarding a specific amenity that we could not be locate and also requested instructions on ice maker as it was not producing ice. She sent me a picture and indicated the ice bin was full and then quickly withdrew the photo after she realized the bin was in fact empty in the photo. We wanted to extend our vacation but our original house wasn’t available. Found this one nearby and I’m so glad we did! Booking was quick and easy. It was a great setup for our family and I loved how close to Inlet beach it was. You do have to cross the hwy to get to beach, but we didn’t have any problems with that. We didn’t get a chance to use the backyard but it was a great space with corn hole, hammock, and a nice big outdoor table. We utilized the beach chairs and wagon and road one of the bikes to the beach one day. Made access to the beach super easy! The house was very clean and Sandia was very responsive and helpful.

I would not recommend this property until some key items listed were addressed immediately by the owner. First Context: Vacationing with 5 grandchildren 11 and under. So a pool was a highlight. First thing, getting in contact with anyone was virtually impossible, I tried responding to the reservation emails, received no response, I used the "Welcome" book to call an individual listed only for them to say they haven't been contracted with the property owner in quite some time. I only was able to get in touch with the owner as I had the phone number they reached out to me on before my reservation started. My son is a certified pool technician and I have previously owned and maintained an inground pool. 1. The swimming pool: Upon arrival, we notice the pool had an oil film across the water surface and dirt in the bottom of the pool. The pool equipment closet was open and the key broken off in the lock and the broken part lying on the floor. There was a party balloon sucked to the AC unit in the room. There is an electric neon sign within the pool area and whose electrical cord is passed through a hole drilled through one of the pool equipment closet door, not sure if a GFCI circuit or not. I called the owner to be told to "ignore" the key and balloon. I was told the pool was "Clean and Safe" and they sent me a picture taken from June 30th of an individual with a skimmer net in hand, my reservation was from July 2nd. We are now texting and I am sending pictures of my findings. Day one: I was then told the pool company was in route to service the pool but delayed, I thought it was clean and safe? They arrived sometime between 7-9 pm that day. The next day we decided to buy pool chemical test strips and test the water. THE WATER SHOWED NO CHOLORINE, "Clean and Safe" I was told. I texted the owner back only to be texted, and I quote: "I don't know what test kit you are using but I spoke to my pool team again. In spite of being July 4th they are going to come there tomorrow between 9-10a.m." This time we met with the pool team and was told by this team that they told the owner several times that the auto-chlorinate system was broken but hasn't been given the ok to fix it. The pool team tested the pool and their test indicated NO CHLORINE. They shocked to pool again and left and after several hours we tested and still no measurable chlorine. Needless to say we didn't get to use the pool and being told the pool was clean and safe was not true. 2. The kitchen doesn't have many cooking supplies, spatulas and things. choice was sparse. We only found two frying pans both which needed to be replaced. Knives are dull. 3. Air duct registers in the main room ceiling have visible dust clinging to them, very nasty looking. 4. Back porch pendant lights didn't work, or we couldn't figure out how to turn them on as they were plugged in to an outlet. 5. asking for and early check-in will cost you $20 per extra hour early you request. Even if no one else has checked-out that morning, where's the southern hospitality! 6. The ceiling fan in the back right bedroom has one blade a different color. 7. In the summer there is no to 5% mountain view. 8. One of the rocking chairs has a broken arm rest, still attached, but leaves a sharp point. As you can see this cabin is expensive and I would look for something else. I hope Hospitable's CEO responds to our Facebook post requesting refunding some or all of our expense and I hope Hospitable take time to review this property. We did finish our stay and enjoyed the memories we made.

house was great well taken care of with plenty to do much better in person than the pictures only down side was no heads up about the real steep hills you have to drive up to get to the cabin. all the main roads to it were good just once you're off the highway and going down the ,5 mil lane to the cabin it was a washed out gravel road.(I know that's out of her control and they did get rain storms prior to our arrival)but it was washed out bad and real sketchy. but once you get past that it's a steeeeep climb and only one lane so if you meet another vehicle going opposite direction better hope it's somewhere near someones driveway so one can pull off out the way. the propane for the grill was empty and we were told that's only offered as a complimentary thing and that if we wanted to go get a full one we can give the receipt and be reimbursed for it.

The movie theater and arcade room were a lot of fun, and the hot tub was a great way to relax. Water pressure and house temperature were just right. The location is very convenient to everything in Pigeon Forge, yet it's in a quiet area. The drive up the narrow mountain road was no problem at all—we had no issues going up and down. The multiple decks were a nice place to sit and enjoy the fresh air. The grill was large and worked well, and the fire pit with wood provided was a nice touch. We had an amazing stay at this cabin! It was spotless, modern, and beautifully updated. One of the highlights was spotting a bear from the back deck—such a cool experience! The cabin felt very safe and secure, and we loved that it was close to everything while still tucked away from the hustle and bustle. The drive up the mountain was a little intimidating at first, but after doing it once or twice, it felt totally manageable—and absolutely worth it to truly be in the mountains rather than just near them. The pool and hot tub were great bonuses, and the place looked exactly as described. We especially enjoyed relaxing on the swings on the lower deck. We enjoyed our stay here. It would have been good to know that the kids bunk area was on a separate floor from master, but we were able to make it work. Pool area has separate door lock with code so knowing there was extra protection was good. Check in and out was easy. Place was clean and stocked well with towels as well as kitchen needs. There are a couple homes all clumped together there but it was very quiet and scenery was beautiful. Located within short driving distance to so many great places. Kids really enjoyed the pool, theatre room, and all the arcade games. I enjoyed sitting on the lower porch in the swings. We had some issues with the tvs not having sound or remotes not having batteries but that wasn’t a big deal - didn’t bother reaching out as we were occupied with other activities and decreasing screen time. My family traveled to Tennessee during my children’s spring break. My kids were very excited to stay at Sandi’s home specifically for the pool and arcade room. The home was clean and the pool was room temperature. There were toys, floats and towels provided. During our stay we were very comfortable and enjoyed ourselves. For families with children under the age of 9, the bunk beds are on the bottom floor and the masters are on the top level. With younger children, I didn’t feel comfortable with my children being downstairs. Other than that, a nice place to stay. However, I do need to mention the drive to Sandi’s house was rough. You start off on gravel and then go up a narrow steep hill. We were a little nervous about going up and down the road, therefore; we ensured after every activity for the day we arrived back home before the sunset. Additionally, if you decide to use the fire pit at night; there is no lightning on the side of the house. The backyard gets really dark.

Arcade machine not working (host was aware, but failed to communicate that prior to arrival). Beds were partly made- we had to put pillow cases and blankets on. Wash cloths had holes in them, and we were provided minimum number of towels/wash cloths for a family of 5. Had to launder them in order to have clean ones during our 4 night stay. Hi, we truly enjoyed this property and the priceless memories we created as a family, Sandia was responsive and acted quickly when we realized a bear had ripped up the spa cover. She had maintenance there within a hour, the cabin was modern beautiful and very comfy, a few minor details that would have been nice to know is the ice maker was broke upon arrival and the host already knew but was not mentioned, the spa was a plug and play and took until the next day to heat up, the pool and spa were not treated with cleaner or chemicals and after the yard which was not maintained until the day after we arrived when they came and spent the better part of the morning running equipment to cut down the foot tall weeds which also got into the spa which no longer had a cover making the spa pretty much unusable to us for the stay due to debris and overall cleanliness. The barbecue was older, dirty and had a broken wheel which made it lean to the back. For the price I expected alittle better.

If you are looking for a place in the mountains, you have found the one. The road goes from pavement to gravel and then pavement with some curves included. You are literally going up the mountain. With that being said, you will also enjoy nature and wildlife. We were able to see a mama bear and her 3 cubs and a raccoon family. The house is beautiful, clean, and spacious. We felt right at home. The whole family enjoyed the pool, arcade room, and movie room. The kitchen had enough pots and pans to cook dinner. Sandia was responsive and made sure to check on us throughout the stay. We LOVED our stay! The road leading up to the mountain took a time or two getting used to, but it was well worth it! The house was very clean and the kitchen was stocked well for what we needed. We loved all the amenities, especially since the weather called for rain. Sandia was very responsive and helpful to fix a minor hiccup we had. We had seen photos in her listing of bears in the driveway, but never did we expect to experience what we did…I had made supper and seared the meat. As we were finishing up supper the front door opened and next we hear our oldest say, “oh my goodness a bear!”. A bear had OPENED the front door of house. The creaking of the door and the noise from inside sent him walking the other way. It was incredible!!!! It was the highlight of our family vacation!!!!! Needless to say, lock the doors behind you! After the rain, we saw 2 huge cockroaches in the kitchen, so I freaked out but apparently they are from outside and common in FL... Make sure to not leave any food overnight in the kitchen. 2. If you're traveling with kids, be aware that the upstairs hallway is narrow and small. The stairs are right off the master bedroom, so I was nervous about my toddler falling down. 3. As someone traveling to this area for the first time, I found the title of the place a bit misleading—it's not in Rosemary Beach where the cute shops are and walkable, it's in Inlet Beach, which is public. There's a big difference in vibe. 4. You have to cross a large highway to go to the beach, that isn't pedestrian-friendly. I'd recommend driving, especially if you have kids.

The entrance to the public beach is near to the house except that we have to cross a busy road, so we always used our car which is okay for us. The beddings are comfortable, clean and smells good. My group came to celebrate graduating nursing school and we had a great time. The beds were a little more stiff than all of us would like, but other than that we enjoyed our stay. We were able to drive right to the beach in like 2 minutes everyday and there are so many restaurants so close by! Sandia also was able to respond to every question we had quickly and we appreciated it. Overall great place to stay and definitely would book again.

Great quiet little neighborhood. Do have to cross a busy highway to get to the beach so we ended up driving instead of walking. Luckily ample parking spaces at the beach access so this was no big deal. Very nice to have beach chairs and wagon provided to help haul all our beach stuff.

My family of 4 absolutely loved our stay at Sandia’s home. The home itself was immaculately clean when we arrived and all of the beds and pillows were extremely comfortable (like your favorite bedding at home!) which was an unexpected bonus. The community is private and very quiet, while still being walking distance to amazing shops, restaurants and of course the beach! The games that are in the garage were a huge hit with our kids and the whole home felt open and spacious. As a host, you can’t get a better one than Sandia! She was immediately responsive to all of our pre and post arrival inquiries and allowed us to check in early on our day of arrival which was so helpful and appreciated. This was our first time to the 30A area and to say that we loved it would be an understatement. Our kids have already asked when we can go back and when we do, we will absolutely book Sandia’s home again.

We had a wonderful stay at Cottage at 30A Rosemary Beach. From the moment we booked, communication was seamless and prompt. The house itself was even better than we expected – clean, cozy, and tastefully decorated. The location couldn't have been more ideal. A short walk to the beach, yet the neighborhood itself was surprisingly quiet, allowing for a peaceful night's sleep. Sandia went above and beyond to ensure our stay was comfortable. There were beach chairs and other ‘beach’ items for us to use while there. The area is very quiet, but just a short drive from PCB where there is much more shopping/eating/other things to do. The house was stocked with all the essentials and more, from fluffy towels to a selection of teas and coffees. It's clear that Sandia takes pride in providing a top-notch experience for her guests. Overall, we couldn't have asked for a better Airbnb experience. We highly recommend staying at Sandia's Cottage at 30A Rosemary Beach if you're ever in the area.

We loved our stay at the Rosemary Beach cottage. The house was very cute and had everything we needed. The host thought about it all. Even a beach wagon, umbrella and chairs for our use. Very clean, and easy to get to. Very well decorated and nice furniture and bedding. Easy walk to the beach although you do have to cross a busy road. We were also able to bike into downtown Rosemary beach and Alys Beach. The host was very friendly, responsive and helpful. Would stay here again!

The home was absolutely stunning and our boys loved the pool and game room. Everything was clean, comfortable, and inviting. We were a family of 10 people 5 adults and 5 children age ranging from 1 years old to 14. The place looked exactly like the pictures on the website. It had more then enough space to accommodate our large family. The bedrooms were spacious there were 3 total. The master bedroom lacked a closet due to the fact it was converted to a bedroom for children with adorable bunk beds in them. We had plenty of sleeping spaces. We didn't realize that the small chair in the living room was a pull out twin bed until 4 days into our trip. The couch is also a pull out bed. Sandia thought of everything from the converted garage into a magnificent game room! We never had a dull moment while we were in this house together, especially on rainy days. They thought of everything down to the small plastic dishes, utensils, and a high chair for the baby to use. The only negative was the dining room table only had 4 chairs we needed about 6 more to accommodate our entire family. Overall we'd stay again!! 🥰

My husband and I traveled to picturesque Rosemary Beach for our 10 year wedding anniversary! Our stay at Sandia's place was the perfect retreat for us! Location was excellent. Very close to the beach, and Publix grocery for shopping. We had 2 smaller kids and we were a little worried about beach access. We ended up driving to the beach, but we could have walked, it was that close. If we had a wagon, we would have walked to the beach. Place was very well decorated and it felt very clean. Beds were super comfortable and our two girls loved sharing a room with their own beds. We would def book this place again.
